KVPOA BULLETIN – SEPTEMBER 2025


ANNUAL HOMEOWNERS MEETING THIS MONTH

The annual homeowners' meeting is scheduled for Saturday, September 20th. The meeting will take place in person at the clubhouse and will also be accessible via Zoom for individuals who are unable to attend

physically. This year, there will not be a vote for the Board of Directors, as the three available Board seats

have been filled by acclamation following an uncontested election. The agenda includes:

➢ Superintendent’s Report

➢ Treasurer’s Report

➢ Wildfire Protection / Firewise Report

➢ STR Report

➢ Board of Directors Elections Process and Results

➢ Homeowner Forum


The meeting is scheduled to commence at 11:00 am. Homeowners are encouraged to attend. Light

refreshments will be available throughout the event. Additionally, a potluck dinner will be held at 5:30 pm in

the clubhouse for those interested. Participants are invited to bring a dish to share as we mark the conclusion

of a successful year together.


FISCAL YEAR 2026 BUDGET UPDATES

As detailed in recent KVPOA Board meetings and previous bulletins, the new fiscal year will begin in October, and monthly dues will be $796. While this is an increase compared to our current monthly dues ($664/mo. for FY25), the Board approved a FY26 budget in June that does not contain the one-time special insurance billing of $3,700 that had been due in February for the past two fiscal years. Thus, the annual homeowner dues in FY26 will be $9,552, a $2,116 decrease compared to FY25.


Details on the budget were provided in the July Bulletin (available on the KVPOA website Home -> Community -> Newsletters -> Category: Bulletins) and will be reviewed at the annual homeowner meeting on Saturday, September 20th at 11 am.


As a reminder, all financial and insurance disclosures are available online at the KVPOA website (KVPOA.org -> Board ->Disclosures) along with other useful information and Association resources.


Important: For homeowners enrolled in AutoPay through Heritage Bank, the monthly payment amount will need to be adjusted before the October-2025 payment date. After logging into the portal (https://coabservice.hbcpay.com/#/person/login/), select the “Scheduled Payments” button from the home screen. From this interface, you will have the ability to edit your payment amount from $664/mo. to $796/mo. Be sure to do this after the September payment has been made to avoid overpayment. Also, all monthly payments should be scheduled to occur on or before the 15th of each month to avoid late fee penalties.


BEARS WILL BE BEARS

It is important to remember that bear activity continues beyond the summer season. Bears may appear

unexpectedly, so individuals should remain vigilant and consistently aware of their surroundings. Establishing this awareness as a routine practice enhances safety and helps prevent unfortunate incidents.


GARBAGE COLLECTION SCHEDULE CHANGE

As the season changes from summer to fall, so will the frequency with our garbage collection. Garbage collection will reduce from twice per week to once per week. Staff will monitor our dumpsters to ensure they are not abused by outsiders by dumping their trash/debris in our dumpsters.


IF YOU SEE SOMETHING, SAY/DO SOMETHING

As members of the Kingswood community, we share a collective responsibility to address observed rule

violations, inappropriate or suspicious conduct, or any activity that appears irregular. Our mutual efforts are dedicated to maintaining Kingswood's stability and aesthetic appeal, and it is essential that any actions threatening these standards are appropriately addressed. Thank you to those who follow this proposition.


SEASONAL CLOSURES


➢ POOL: Subject to favorable weather conditions and the absence of equipment malfunctions, the pool will officially close for the season on Monday, September 29th. The final day available for use will be Sunday, September 28th. Despite a brief interruption this summer due to equipment failure that necessitated a five-day closure, I would like to acknowledge our staff for their diligent efforts in

maintaining pool operations throughout the season, thus ensuring a pleasant experience for both

owners and visitors.


➢ SPORTS/BOAT PARKING LOT: The sports/boat lot will close for the season on October 15th. All

boats currently parked in the lot must be removed by this date. After closure, staff will utilize the

vacant area for equipment and snow storage purposes. Thank you for your understanding and

cooperation.


➢ COLLECT YOUR KAYAK: Kayaks that are not removed from the racks by October 15th will be

relocated and stored adjacent to the kayak racks. This measure is necessary to prevent potential

damage to the racks caused by snow accumulation on kayaks.


WEBSITE FACELIFT

If you have not had the opportunity to visit our website recently, I encourage you to do so. The site is being

updated with enhanced graphics, improved webform automation, and refreshed content. While these upgrades are ongoing, they represent important progress for our association. We would also like to extend our appreciation to Anthony Longo for his dedication to leading this project.


PARKING PLACARD REMINDER

Last year, the Board approved the implementation of a parking placard system and updated the Rules and

Regulations to require the display of parking placards when parking at Kingswood Village. Earlier this year, placards became available for all Kingswood owners. Some owners have not yet collected their placards. Owners who have not collected their placards are requested to contact the office to arrange pick-up. The placard policy assists staff in identifying vehicles if they need to be moved or in cases of vandalism or break-ins by bears. During winter, when vehicles may need to be moved more frequently due to snow, displaying a parking placard allows staff to notify owners as necessary.
