Frequently Asked Questions

Do I need a parking permit? Yes. As of November 2025, all vehicles on property are required to display a visable parking permit. All units were issued 3 passes - representing the maximum amount of vehicles allowed per unit.

There's "No Trailer" signs everywhere - where do I park my boat?! We thankfully have a lower parking lot available to owners from Memorial Day to Labor day to temporarily park their boats or vehicles. If you decide to use this amenity, you must complete the "Short-Term Parking" registration form or it may be towed at the owner's expense.

What's going on with these weird trashcans? An unfortunate aspect of living in Tahoe is the abundance of wildlife - in particular, bears. These are specifically desgined to make it harder for bears to open (as long as they're properly closed)

Where can I go to smoke or vape? Kingswood Village is a strict no smoking property - violators can face fines in excess of $500 per violation. To smoke or vape, you must travel to public property (such as Commonwealth Drive or Cambridge).

There's something broken on the outside of my building, how do I have someone fix it? Oh no! For issues pertaining to areas of KVPOA responsibility (exterior, landscaping, roof, steps, etc.) you can send us a service request (located under the "Forms & Info" tab -> "Forms & Documents". This will send the operations team, and you, an email as soon as it's submitted.

There's snow everywhere! What do I do?! One challange we face in Tahoe is significant snowfall during winter as we are located in the Sierra Nevada mountains. KVPOA staff clear snow to the best of their ability with the main priority being parking lots and ingress/ egress. Pathways are a secondary priority and may not be cleared until after the storm. Also, KVPOA responsibilty for snow removal ends at the beginning of your entryway.

Where can I get some charcoal for my grill? Charcoal, propane or other 'open-flame' grills and other devices are prohibited by both Kingswood Village and Placer County. Violations of this prohibition are subject to a $500 fine per occurance from KVPOA as well as any and all county-issued fines and fees.

How do I prevent bears from breaking into my car? Unfortunately, bears in our area are generally not timid around humans. To avoid damage to your vehicle, you are urged to remove any and all food or food-smelling items from your vehicle. To avoid a furry home invasion, make sure your doors are closed and in the locked position after cooking a meal or during the night and make sure all trash is securely locked in our bear-resistant dumpsters.

I have a vendor who needs to get in my unit, but I'm not there! No worries! KVPOA provides a service called a "Key Authorization" in which the owner fills out the key authorization form here on our website to give us written authorization, and remove any potential liability resulting from KVPOA or its staff, to provide a person or persons of your choosing with the key on file to your unit.
