When purchasing a unit in Kingswood Village

the purchaser will need the following:

• CC&Rs and Rules: Available from here as well as under Forms & Documents
   

• HOA Finances: Either the current homeowner can provide this to the purchaser or you may reach out to AB Services to obtain this information. AB Services does charge a fee. HOA staff are forbidden from providing this information

• Insurance: Typically, especially in Tahoe, banks will require a copy of the "master copy" of the insurance policies held by the HOA. This is also available from AB Services

​

• Online Resource Access: While we try to be as transparent as possible, there are locked sections of this website which require a password that is given to owners only. HOA Staff is unable to provide this information.

Although similar to selling a home, the following are examples of what a seller typically needs to do:

• Disclosure: California law requires sellers to disclose to potential buyers, in writing, any details about the property that could affect the potential buyer's desire to purchase or the amount they're willing to pay
   

• Escrow Agent: Typically in Northern California the title company will act as the escrow agent for the transaction. RESPA prohibits the seller from conditioning the transaction on the buyer using a particular escrow holder

• Transfer Tax: When real estate is transferred from a seller to a buyer, a document must be filed at the county recorder's office to show that the property has changed ownership. At the time this document is recorded, a transfer tax is imposed. The payer of this tax is negotiated by the seller and buyer.
