Common FAQ
Q: I have guests staying and the pool and/or other facility is closed or otherwise unavailable during their stay, will KVPOA reimburse me? A: No, KVPOA will not / cannot reimburse STR owners for amenities unavailable during a certain time period. KVPOA reserves the right to close any community amenity at any time without notice.
Q: My guests have had their vehicle towed and/ or have caused a fine to be levied against my unit, what do I do? A: Any and all actions by your renters are the responsibility of the unit owner - regardless of their status as a guest, renter, or otherwise. Ideally, most owners have a clause in their rental agreement to forward all fines and financial repurcussions to the guest during their stay so they can recover the amount. Fines will only be billed to the unit owner on their monthly statement.
Q: My guests lost the access pass for the unit but still want to access an amenity during their stay, can the KVPOA staff just let them in? A: No. KVPOA staff, including seasonal pool attendants, do not allow entry to any persons not posessing an access card or pass. If the pass is lost, the unit owner or authorized representative will need to purchase a replacement from the office during normal business hours. Replacement cards are $75/ea and are billed on the unit owner's monthy due statement.

Ensuring that your guests and your property follow all Placer County requirements and our Kingswood Village Homeowners' Rules and Regulations is essential for maintaining a peaceful and safe community for everyone.
As an STR owner, you are responsible for your guests' actions, and we're here to help you stay informed so you can make sure your rental experience is a positive one for everyone.
Important Things to Note for Your STR:

Sharing Our Community Guidelines: Placer County requires all STRs to post a "Good Neighbor Policy" flier inside their units. We also have a flier with Kingswood Village Rules and Regulations for renters to follow. Posting both of these in a visible place helps your guests understand our community's expectations.

Inspections and Safety: Did you know that STRs are required to be inspected by the fire department? This is a crucial step to ensure the safety of your guests and our entire community. When you receive your permit, you agree to this inspection, which must be completed within a specific timeframe to avoid permit revocation.

The "Local Contact Person" Requirement: Placer County requires that every STR has a designated "local contact person" who can be reached 24/7 and can be on-site within 30 minutes if needed. This person can be you, an agent, or a professional property management company, and their role is to respond to any issues that may arise with your rental.

Smoking and Vaping Policy: Our community's rules are clear—smoking, vaping, and the use of tobacco or cannabis products are only permitted inside the unit itself. To maintain a safe and clean environment for everyone, this is not allowed in any common outdoor areas, balconies, or patios. As an owner, you are accountable for making sure your guests respect this rule.
