What does STR mean?

STR refers to "Short Term Renters" i.e. guests who book a stay for less than 30 days at a time. In Placer County these accommodations are regulated and must abide by their rules.

Typically these include guests who book on AirBnB, VACASA, Tahoe North Rentals, etc.

Can I bring my grill?

No. Short term renters are NOT allowed to have a grill at their unit during their stay. Homeowners are allowed an electric grill with propane, charcoal, and other open flame grills being prohibited. Homeowners who wish to have an electric grill must register it with us using the form on the website.

This resort sucks!

Kingswood Village is not a resort. We are a community of condos with a proactive HOA which provides amenities to homeowners and their guests.

Some owners have opted to rent their units, however, it's similar to renting a house in a neighborhood and not a room in a hotel or resort.

Why is the pool closed?!

The pool area is closed over the winter and may be closed during the summer at times due to maintenance.

The HOA is not responsible for any credits to your stay if our amenities are closed or unable to be utilized. Also, Lake Tahoe is like 5 mins down the road.

How do I rent a unit?

Kingswood Village Property Owners Association does not rent units. Owners may rent their units on a variety of platforms such as AirBnB, VRBO, Vacasa, etc. All matters with renting must go through their platform.

Is the pool heated?

Yes! Our pool is heated to 84 degrees but is typically cooler in the mornings before the heaters are turned on.

I need to check in early!

As mentioned above, the HOA has nothing to do with STR operations besides rules and regulations for the owners. 

If you need to check in early, you will need to reach out to the booking agency / company that you made your reservation with.

My RV has a ticket?

As posted at the entrances of our parking lots, RVs, trailers, as well as like vehicles are prohibited. If these vehicles are found to be in our parking lot, they will be given a ticket. If the violation is not remedied, the vehicle will be towed at the owner's expense.

I need a smoke, where do I go?

Cigarettes, vapes, cigars, and any other smoking device are not allowed anywhere on Kingswood property - that includes on the deck of a unit. You must be off of property to smoke, otherwise the owner of the unit will receive a $500 fine for each occurrence.

Are we able to bring pets?

Unfortunately no. While we understand the want to travel with our furry friends, STR tenants are not allowed to have pets with them per the HOA rules and regulations. There are a few pet sitters in the Tahoe area who may be able to accommodate.

The hot tub is broken!

Despite what many may think, we do not have a hot tub. The smaller pool adjacent to the gym is actually a children's wading pool.

So, no, it's not broken.

I enjoy yelling at 1am

Well, don't. Both Kingwood and Placer County have a very strict quiet time between 10pm and 8am. STR owners will be heavily fined by the county as well as the HOA if their tenants violate this rule.

Typically these fines are billed to the renter.
