KVPOA BULLETIN – JULY 2025
FISCAL YEAR 2025/2026 BUDGET APPROVED
On June 30th, the Board approved KVPOA’s Fiscal Year 2025/2026 budget. The following are key
points:
➢ The FY26 budget will discontinue the special insurance billing that has been in effect for the
past two years ($3,700 per unit).
➢ Monthly dues will increase by 20%.
➢ New monthly dues: $664 to $796 (Oct-25 through Sept-26).
➢ Current FY25 annual homeowner contribution (Oct-24 through Sept-25): $11,668 per unit
($664 per month for 12 months plus $3,700).
➢ Approved FY26 annual homeowner contribution (Oct-25 through Sept-26): $9,552 per unit
($796 per month for 12 months).
➢ This represents a decrease of $2,116 annually (-18%) compared to FY25.
➢ $225,000 in savings from insurance in FY25 will be allocated to FY26 to help reduce
homeowner contributions for that year.
➢ The budget increases funding for the Reserve Account by approximately $20,000 ($314,000
compared to $294,000 in FY25).
➢ The Reserve Account budget includes over $100,000 in excess revenue to accumulate funds
for future large-scale projects such as roofing replacement or parking lot paving.
➢ There is no funding allocated for the (optional) Capital Improvement Fund.
➢ The current balance of this fund is about $176,000.
➢ Operating and Reserve accounts are required, while the Capital Improvement account is optional
and maintained for enhancements to the complex. If new infrastructure or amenities are planned in the future, contributions to this fund may resume.
VOLUNTEER CLEAN-UP DAY – JUNE 14th RECAP
The first volunteer clean-up day of the season has been completed with notable results. Over twenty
homeowners participated, concentrating on clearing the 0-5 foot zone surrounding building structures
and removing debris sufficient to fill three large dumpsters. In the afternoon, several volunteers
gathered for an informal potluck in the Community Room.
TREE REMOVAL ACTIVITY
Mountain Tree Services has returned to Kingswood to remove several trees that did not survive the
winter. It is anticipated that some trees will need removal each year due to various factors. The
Board will maintain a budget allocation to support this activity.
BOARD OF DIRECTORS ELECTION HAS CONCLUDED – ELECTION BY ACCLAMATION
With three Board seats available for election this year, and only the incumbents seeking re-election,
an Election by Acclamation was held. As a result, all three incumbent Directors have been re-elected
for another three-year term. This outcome offers two key benefits: it ensures continuity within the
Board and allows KVPOA to avoid the time and costs associated with conducting a traditional secret
ballot election. The current Board continues to work effectively with staff to manage Kingswood’s
property and day-to-day operations.
FOURTH OF JULY CELEBRATION WAS A BIG SUCCESS
The inaugural 4th of July celebration at Kingswood, hosted by the Social Committee at the
amphitheater, was attended by nearly eighty owners and guests. Participants enjoyed a variety of
refreshments provided both by the committee and community members, including sloppy joes, hot
dogs, salads, desserts, popcorn, chips, salsa, and beverages. Organized activities included a water
balloon toss, Jenga, frisbee golf, cornhole, and a raffle featuring prizes generously contributed by
homeowners. The event marked a revitalization of community spirit within Kingswood. Appreciation is
extended to Social Committee members Diane Keller, Kelli Marchand, Lynelle Andersen, Kim Fox, and
James Longo for their diligence in planning and executing such a successful occasion. Anticipation is
already building for next year’s celebration.
DUMPSTER PICK-UP – TWO TIMES PER WEEK
Dumpster collection is now twice a week, with TTSA picking up garbage on Mondays and Fridays.
Only regular household waste and broken-down cardboard are permitted in the dumpsters. Please
break down boxes to save space. The following items are not allowed:
➢ Appliances (microwaves, refrigerators, freezers)
➢ TVs
➢ Furniture (tables, lamps, ironing boards)
➢ Mattresses
➢ Hazardous materials (motor oil, paint, chemicals)
➢ Vacuum cleaners
➢ Suitcases
➢ Hot fireplace embers (place fireplace ash into the red cans designed for this material)
➢ Contractor materials (wood, roofing, siding, etc.)
DUMPSTER FIRE UPDATE
Earlier this week, I reported an incident involving a dumpster fire caused by the improper disposal of
hot charcoal from a grill. The fire was promptly extinguished by the fire department. I am now able
to confirm that, thanks to information provided by owners and witnesses, the investigation has
concluded. The responsible STR party has been identified and fined heavily. I would like to
acknowledge the owners of the affected unit for their cooperation during the investigation. Upon
learning of the incident, the owners promptly notified James of their renters' presence and
cooperated fully throughout the process. Their proactive approach is appreciated.
GYM TREADMILL REPLACEMENT IS ON THE WAY
The replacement treadmill has been ordered and shipped, with delivery anticipated on or before July
22nd. Thank you once again for your patience.
IRRIGATION INTERRUPTIONS
Earlier this summer, NTPUD found and repaired multiple leaks during pressure tests on our water
lines. Consequently, some irrigation lines—mainly in Central Park—lack sufficient pressure for lawn
watering. Staff are collaborating with NTPUD to fix the problem.
CAMERA INSTALLATIONS COMING
The need to install cameras throughout Kingswood has become more pressing due to increased
dumpster abuse, vehicle damage, theft from balconies, ongoing bear activity, a recent dumpster fire
caused by improper disposal of charcoal, and last summer’s incidents involving pool attendants and
renters. The Facilities Committee has discussed this issue and will recommend that the Board
approve camera installation at key locations. More updates to come.
POOL AND GYM ENTRY REGULATED BY FOB OR CARD
Access to the pool and gym is limited to owners and guests possessing programmed fobs or cards;
attendants are instructed to refuse entry without proper credentials due to previous incidents of
misuse. If your fob or card is not functioning, please attempt to gently operate the gate handle.
Should access remain unavailable, promptly notify staff for assistance. Kindly ensure the gate is
closed behind you while staff address repairs to the gate spring. We appreciate your cooperation.
REMINDER - FIRE EXTINGUISHER REQUIREMENT
As reported last month, we secured new property insurance this year. Our insurance carriers have
inspected properties to ensure compliance. To meet requirements, every Kingswood homeowner
must keep an operable fire extinguisher in their unit at all times. Please get a working fire
extinguisher if you don’t already have one. The Board will provide updates on the inspection process,
extinguisher locations, and consequences of non-compliance.
