Reminder: Kayak Racks Close on November 1st

Dear Kingswood Village Owners and Residents,

This is a reminder that all watercraft and kayaks must be removed from the KVPOA kayak racks by November 1st.

Strict Deadline Notice

Please note that we will not be extending the deadline this year.

Any watercraft remaining on the racks after November 1st will be considered abandoned and will be disposed of or otherwise removed. 

KVPOA will not reimburse owners for abandoned watercraft or accessories. Personal property stored in common areas remains the sole responsibility of the owner.

Why Is This Necessary?

During the winter months, heavy snow accumulates on top of stored kayaks, dramatically increasing the weight load on the racks.

In previous years, when deadlines were extended or ignored, snow accumulation caused several racks to bend beyond repair. Replacing damaged racks creates an unnecessary and avoidable expense for the entire community—costing each and every owner due to the actions of a few. Removing watercraft on time protects our shared assets and keeps community dues focused on necessary maintenance.

Winter Storage Policy (Decks Permitted)

The closure of the outdoor racks signifies the start of the seasonal moratorium regarding deck storage:

• Deck Storage: During the seasonal rack closure, owners are permitted to store watercraft directly on their unit’s deck. You will not receive an infraction notice for kayaks/watercraft kept on your deck during this period if stored appropriately and according to KVPOA Rules & Regulations.

  
  

• Strict Placement Rules: Watercraft must be placed on the deck itself. Storing watercraft underneath the deck or along the side of the unit is strictly prohibited and will be subject to disciplinary action.

Action Required

• By November 1st: Remove your kayak/watercraft from the community racks and store it securely inside your unit, on your deck, or off-site for the winter season.
