Property Update: Key Audits, Chimney Inspections

Dear Kingswood Village Homeowners,

The Kingswood Village Property Owners Association (KVPOA) will be conducting a community-wide key and access audit to ensure compliance with the Association’s governing documents and to maintain proper emergency access to all units.  

KVPOA Rules and Regulations require each homeowner to provide a working key to their unit to the Superintendent. These keys are secured in a locked cabinet and are only used when necessary. The purpose of maintaining these keys is to provide unit access in the event of an emergency such as a fire, flooding caused from frozen pipes, to enforce safety requirements, and to address conditions that may impact the property or neighboring units.  In addition, this will allow unit access for chimney and fire extinguisher inspections along with maintenance services conducted by the Association.  

Key Audit Requirements

To ensure compliance, the Association must have one of the following on file for every unit:

1. A working physical key to the unit, or

2. A valid 24-hour emergency access code.

   
   

Deadline

Please provide your key or access code to the Association office no later than 3/30/26.

If you have already provided a key in the past, no action is required unless you have changed locks or access codes.

Non-Compliance

Failure to provide a key or 24-hour access code will be considered a violation of the Association’s governing documents and may result in a fine being assessed to the unit owner.

Why This Is Important

Maintaining emergency access is critical to:

• Protect life and property during emergencies

• Allow required safety inspections (such as chimney or fire extinguisher inspections)

• Prevent damage to neighboring units and common structures

• Ensure the Association can fulfill its maintenance and safety obligations

How to Provide Access

Keys or access codes may be delivered to the Association office or coordinated with the Superintendent.  If you have any questions, please contact the office.
