KVPOA BULLETIN – AUGUST 2025

 

WELCOME ANTHONY LONGO – OPERATIONS COORDINATOR

Please join me in welcoming our newest employee, Anthony Longo.  Anthony has been hired as our new Operations Coordinator.  Anthony brings operational and technical experience to the team and has already made significant contributions to KVPOA’s operations.  Welcome Anthony.


VOUNTEER CLEAN-UP DAY #2 – SATURDAY AUGUST 16TH

The second clean-up day of the season will take place next weekend. Homeowners who are available on the morning of Saturday, August 16th at Kingswood are invited to participate in ground maintenance activities, such as pine needle raking and collecting fallen tree debris. The group will meet at the office at 9:00am to review the day's plan and discuss safety measures. Work is expected to continue until noon or 1pm. Participants are advised to wear long pants, long-sleeved shirts, and sturdy shoes; open-toed shoes and sandals are not recommended. Please bring garden gloves and sunscreen. KVPOA will supply water, rakes, and other necessary tools. All volunteers must sign a liability waiver and sign in for the day. Hours contributed by volunteers help maintain Firewise* certification status and cover dumpster use. KVPOA SOCIAL-VOLUNTEER CLEANUP DAY CELEBRATION

The Social Committee cordially invites you to a poolside event on Saturday, August 16th, from 5:00 PM to 7:30 PM, celebrating the wildfire protection efforts undertaken by our dedicated homeowner volunteers. We are pleased to announce that Kingswood resident and master chef Brian Sumner will be lending his expertise to prepare a Fajita Fiesta, featuring chicken and steak, peppers and onions, rice, beans, tortillas, and a selection of salsas and toppings. Non-alcoholic beverages will be available, and attendees may bring their own preferred alcoholic drinks. Contributions are welcomed from those who wish to participate further. This gathering is open to all owners who RSVP. We hope you will join us for an enjoyable occasion.  


POOL CLOSED TO OWNERS ONLY – AUGUST 16TH

The pool will be closed on Saturday, August 16th starting at 3:00 PM to provide the Social Committee with sufficient time to prepare for the scheduled poolside social event. If your unit is rented on this date, please inform your tenants of the pool closure from 3:00 PM onward.  


MAC DeJEAN SAYS HELLO

I introduced Mac to James last year and they have kept in contact since then. Mac has extensive knowledge of Kingswood and has consulted with James on several occasions. Recently, Mac visited Kingswood and met with James, and I also had a chance to talk with him. He provided positive feedback on James and the staff, noting that the property is well maintained. Mac is doing well and asked me to pass along his greetings. For those who are unfamiliar with Mac, he was Kingswood’s Property Manager for 28 years before retiring in 2015.  


DIGITAL SIGN-IN AT POOL

We are implementing a digital sign-in system at the pool. A QR code will be available at the sign-in table for individuals to scan with their smartphones to complete the sign-in process. This method is straightforward and efficient, enabling us to track pool usage more accurately, identify peak periods, and assess how frequently the pool is utilized by both owners and renters. Digital records can be exported into reports for staff evaluation. For those who do not have access to a smartphone, the traditional sign-in book will remain available. Since the introduction of the digital sign-in, the majority of visitors have used their phones to sign in.


WI-FI BOOST

On Monday, August 11th, Kingswood will receive an upgrade to its Wi-Fi infrastructure. Spectrum will be installing new hardware to enhance overall wireless speeds, thereby improving technical efficiency for staff and optimizing performance for Zoom meetings and social activities within the clubhouse. Additionally, Anthony will establish guest Wi-Fi access at the pool, enabling improved connectivity for phones, tablets, and computers used in this area. Enhanced Wi-Fi capacity will also support future initiatives, such as the planned installation of security cameras near dumpsters and in parking areas with high traffic. We will continue to provide updates as these projects progress.


CIGARETTE BUTTS EVERYWHERE

We would like to remind all owners—and by extension, STRs—that Kingswood Village is designated as a non-smoking community, which is an essential condition of our casualty insurance policies. Despite multiple communications and posted signs indicating that smoking is prohibited, cigarette butts continue to be found throughout the property, including parking areas, lawns, grounds beneath decks, and among pine needles. We kindly request your assistance in reinforcing this policy. If you observe anyone smoking within Kingswood, please notify James so that appropriate action can be taken. Thank you for your cooperation regarding this important safety matter.


PROPER SWIMMING ATTIRE REQUIRED WHEN SWIMMING

Please note that appropriate swimwear is required for entry into our pools. Individuals wearing denim, cotton T-shirts or shorts, diapers, or underwear will not be permitted to swim, as fibers from these materials can negatively impact the pool’s filtration system and cause cloudiness in the water. Thank you for your understanding and cooperation.


WEBSITE FACELIFT

Our website is undergoing a much-needed facelift, with better graphics, webform automation, and new and updated content.  It is a work in progress.  Take a look.  I think you will like what you see. Thank you, Anthony Longo, for taking on this task. Keep up the great work.


DUMPSTERS ARE WORKING AS DESIGNED

Our dumpsters are effectively fulfilling their intended purpose by securely containing waste and preventing bears from accessing the contents. Since implementing the new dumpsters, our parking lots have remained largely free of litter. On rare occasions when garbage was found dispersed in the parking lots, it was due to individuals leaving garbage outside the dumpsters instead of properly disposing of it within the dumpsters.


BEARS ARE STILL OUT AND ABOUT

Although our dumpsters have demonstrated their effectiveness in deterring bears, local bears continue to seek food sources. In particular, two bears, known as Tuxedo and Cinnamon, have established Kingswood as part of their regular territory. Currently, these bears are accessing unsecured vehicles in our parking lots to obtain food. It has been observed that bears are capable of opening unlocked vehicles and searching for edible items within. Bears tend to repeat behaviors that yield results, so successful attempts to find food will likely encourage them to return. To reduce this risk, we request that all individuals refrain from leaving food or beverages inside vehicles and ensure vehicles are kept locked at all times. Please remember, feeding bears can have fatal consequences for them. We urge your cooperation in keeping food and waste out of reach to promote the safety and well-being of our local wildlife.


NEED MAINTENANCE OR SERVICE?

If you need to submit a service request or report required maintenance on the property, please complete the automated Service Request Form available on our website under Forms and Links. Your submission will be time-stamped, catalogued, and prioritized by James before being assigned to an appropriate staff member for action.


PARK BETWEEN THE LINES / MOVE UP INTO THE SPACE

Staff and owners often encounter vehicles that are not parked within designated lines, sometimes occupying multiple spaces or not fully positioned in the parking space. Certain areas on the property experience congestion, with traffic lanes blocked by vehicles extending into them. The area below units 97-103 is particularly affected; when vehicles do not utilize the full parking space, it may hinder other vehicles' ability to pass through, including garbage collection vehicles on Mondays and Fridays.


KAYAK REGISTRATION IS NOW AUTOMATED

Kayak owners are no longer required to print, complete, and return a registration form to the office. The registration process is now automated and can be completed using a computer or smartphone. Owners with kayaks stored on community racks who have not yet registered are reminded to complete their registration as soon as possible. Those keeping kayaks on private decks may have received a notice from maintenance regarding the need to remove or relocate the kayak(s) to the community rack and ensure they are properly registered. Thank you for your attention to this matter.


RULES ENFORCEMENT

Enforcement of rules is necessary for consistency and fairness. Staff routinely survey the property to inspect both common and exclusive use areas, including private decks, to ensure compliance with storage regulations. Entryways to units must remain clear, and general storage—excluding properly covered firewood—is not allowed on private decks; no items may be stored under decks. Permitted items on decks include outdoor patio furniture, KVPOA-approved BBQs, bicycles when the unit is occupied, paddleboards, and firewood stored according to KVPOA guidelines. In addition, staff will inspect the sports facility and vehicle parking lots to confirm proper parking, absence of abandoned vehicles, and compliance regarding recreational vehicles, trailers, and boats. During inspections, staff will notify owners of any infractions and offer an opportunity for corrective action. Continued non-compliance may lead to suspension of privileges or fines.  


ANNUAL MEETING

The annual homeowners' meeting is scheduled for Saturday, September 20th. This meeting will be held in person at the clubhouse and will also be available via Zoom for those unable to attend physically. Unlike previous years, there will not be a vote for the Board of Directors this year, as the three available Board seats were filled by election through acclamation due to having only three candidates. The agenda includes:

  • Board’s Officer Elections

  • Homeowner Forum

The meeting will begin at 11:00 am. All homeowners are invited to participate.


NEW GYM TREADMILL IS HERE

The replacement treadmill has been delivered and has been installed by our staff. We apologize for the delay in replacing the treadmill, most of the delay was attributed to issues with the delivery company.


NEXT BOARD OF DIRECTORS MEETING – AUGUST 18TH @ 7:00 PM

Please join us on Monday August 18th.  Your attendance is important and keeps you informed about all the projects that have been completed and those that are being planned.
