Important Reminders + New Years Eve Social Event

Dear Kingswood Owners,
I hope that you all had a Happy Thanksgiving and are gearing up for the Christmas and New Year’s holidays, which are just around the corner. I wanted to take this opportunity to send you a few quick reminders.
No BOD Meeting in December – Due to the holidays, the Board typically does not meet in December, and this year is no exception. Our next BOD meeting is scheduled for Tuesday January 20, 2026, at 7:00 PM. I have included next year’s meeting schedule to this email.
No Bulletin in December – the monthly bulletin will resume in January.
Successful “Friendsgiving” – This year’s Friendsgiving event was highly successful, with nearly 50 attendees participating in the celebration. Guests enjoyed a varied buffet of international cuisines, featuring turkey with traditional accompaniments, pasta, taquitos, empanadas, salads, and an extensive selection of desserts. The gathering was well-received and appreciated by all who attended.
The Social Committee is once again organizing our next community event, a New Year's Eve Social, set to take place in the clubhouse on Wednesday, December 31st at 5:30 PM. Please find attached the invite flyer for this event. Guests can enjoy both sweet and savory snacks, and everyone is encouraged to bring their own beverages to share. It's a wonderful opportunity to bid farewell to 2025 and welcome 2026 together. Don’t forget to RSVP. Does anyone else feel like the years are passing quickly?
Rules Enforcement Reminder – Staff are monitoring Kingswood for rules violations as directed by the Board. Enforcement is required when infractions occur. Owners receiving infraction notices and fines must correct the issue or face further action. Recent inspections found an increase in exterior string lights on decks, which are only allowed during the holiday season and must be removed afterward. Storing personal property (e.g., bikes, tires, furniture) in common areas or under decks is also prohibited. Please remove any such items and store them properly. Infractions will not be issued until the second week of January 2026, providing time to address these issues. Thank you for your cooperation.
Proper Parking – Begin by ensuring your parking placard is clearly displayed. Additionally, remember that although Kingswood is spacious, parking can become limited when there's snow or an influx of visitors. Be sure to park within the designated lines so there are enough spaces available for everyone. Below is an illustration showing improper parking at Kingswood.
