KVPOA BULLETIN – NOVEMBER 2025
FIREWISE USA* PROGRAM INSPECTION
A few achievements truly shine. Over the past five years, we have developed and implemented our
Firewise* program, and now we have some great news to share. Last week, NTFPD finished
inspecting our Firewise* efforts, officially making KVPOA the first community of its size in the Tahoe
basin to earn this distinction. According to NTFPD, KVPOA is also two years ahead of any neighboring
complex. This accomplishment reflects the dedication of our Kingswood community, and it’s
something we can all be proud of.
This milestone reflects our ongoing commitment to fire safety and the collaborative efforts of our
homeowner volunteers, Boards of Directors, dedicated staff, professional partners, and notably, the
exemplary leadership provided by Jason Gibeaut and Jim Andersen. Achieving this goal is attributable
to Jason and Jim’s extensive expertise, dedication, and perseverance. Through coordinated action to
mitigate fire risks, we have established a model for neighboring communities and enhanced safety
within our environment.

FIRE SAFETY
Following our Firewise USA* achievement, it’s essential to continue practicing mindful fire safety. Smoking is still not allowed in shared spaces or on private decks. Only electric grills can be used. Dispose of fireplace embers in the red ash cans—never in the dumpster. When storing firewood on decks, ensure it is fully covered with approved fire-retardant tarps on every side. While the NTFPD observed that most deck firewood was properly wrapped, they found some instances where it wasn’t. Below, you’ll find examples demonstrating correct and incorrect ways to cover your firewood.
FRIENDSGIVING TRADITION CONTINUES
Last year marked our very first Friendsgiving potluck at Kingswood, and it’s now becoming a cherished
tradition. This time, we'll gather for our Friendsgiving potluck at 5:30 PM on the Saturday after Thanksgiving.

You’ll be asked how many will be attending and to bring a dish to share, while turkeys will be generously
provided by James Longo Construction. We hope that you are able to join us this year.
MONTHLY ASSESSMENTS INCREASED
At the October Board meeting, we reviewed and discussed the existing policy outlined in the KVPOA Rules and Regulations regarding delinquent accounts. The policy is provided on Page #8 under the “Maintenance Services and Accounting” section, and the relevant text is provided below:
7. 8. Monthly Association dues are due at the first of each month and must be received by the 15th
of each month to avoid late charges. Dues received after the 15th of the month will result in a
late charge of 10% being added to the account. If there is a balance due at the end of the
month for any charges whatsoever, an interest charge of 1.0 % will be added to the account.
Owners are encouraged to keep their accounts current. If a Homeowner's account is over
$750.00 past due or is over 90 days delinquent, a lien will be filed against the unit. Foreclosure
will occur when debt exceeds $1800.00 or is twelve (12) months delinquent.
November’s monthly assessment (i.e., dues) will be due by November 15th. Please note that as of October 1, 2025, the new monthly dues are $796. While the majority of homeowners have updated the automatic withdrawal with Heritage Bank to the new amount, we have about 40-50 units that have not done so. If you have not updated this, you are strongly encouraged to do so to prevent late charges on your account.
Regarding delinquent accounts, it was shared with the Board that Kingswood Village has at least four (4)
accounts in the “lien eligible” category (greater than $750 but less than $1,800) and 12 accounts in the
“foreclosure eligible” category (greater than $1,800) for a total sum of delinquent accounts around $90k!
In the coming months, the Board will be reviewing these highly delinquent accounts and proceeding with
appropriate actions to protect the Association’s finances. If you have any questions at all about your account, please contact Karl or Dane with AB Service (kvpoa@abservice2hoas.com; 925-938-4363).
WINTER IS COMING
Winter officially starts on Sunday, December 21st, but that doesn’t mean we won’t see snow before then. Light snowfall is expected in Kings Beach both this week and next. This early snow serves as a reminder that winter is approaching, so our community should stay prepared. Staff have confirmed their readiness, and our snow maintenance equipment is prepped and set to be used whenever required.
REMINDER - PARKING PLACARD REQUIRED
Last year, the Board authorized the introduction of a parking placard system and amended the Rules and
Regulations to require the display of placards when parking within Kingswood Village. Several owners have yet to collect their placards. Owners who have not done so are kindly asked to contact the office to arrange for pick-up. The placard policy enables staff to efficiently identify vehicles as needed, particularly in situations where vehicles must be relocated or in response to incidents such as vandalism or bear-related break-ins.
During the winter season, when vehicle movement may be required more frequently due to snow, visible
placards facilitate effective communication with owners regarding necessary notifications.

BEARS BEHAVING BADLY
Please be advised that bear activity continues at Kingswood, with recent reports including bears entering
parked vehicles, accessing entryways and delivery packages, and attempting to enter through unit windows.
As bears may appear unexpectedly, all individuals are encouraged to remain alert and consistently aware of their surroundings. Adopting this heightened awareness as a regular practice will enhance safety and assist in preventing incidents.
