KVPOA BULLETIN
VOLUNTEER CLEAN-UP DAY – JUNE 14TH
We are just under a week away from our first volunteer clean-up day of the season. We hope you can
attend. To ensure we have enough equipment, water, and other supplies for June 14th, please RSVP
to KVPOA at https://forms.gle/UBesz61vZy4ni4aW9. Additionally, for those interested, there will be an
informal potluck at the Community Room later that day.
JUNE 20TH – FIRST DAY OF SUMMER
Summer peak season typically begins on the first day of Summer. This year, June 20th marks the
beginning of summer. We look forward to cool mornings, sunny skies, and fun-filled days with all that
Tahoe has to offer.
POOL AND GYM ACCESS
If your pool fob or card key appears to not be working when visiting the pool complex, try just gently
pushing and pulling the gate handle, and the gate should open. If issues persist, please let staff
know and they will help you. One last thing, please be sure to close the gate behind you when
entering or exiting.
GYM TREADMILL BEING REPLACED
The treadmill was malfunctioning and has been removed for safety’s sake. We are in the process of
purchasing a replacement. Thank you for your patience in the interim.
BASIC POOL / GYM RULES
With the pool now open for the season, it is prudent for me to offer the following reminders. Before
doing so, I want to thank James and his staff for opening the pool on time and for doing a terrific job
of maintaining the pool. The water temperature is very comfortable and is crystal clear in both pools.
✓ Pool hours – 9:00 am to dusk
✓ Gym hours – 6:00 am to 9:00 pm
✓ Pool users, both owners and renters, must sign in and out.
✓ Running and rough housing on the pool deck is not allowed.
✓ Headphones or earbuds must be used when listening to music while at the pool or in the gym.
✓ Glass containers of any kind are not allowed at the pool or in the gym.
✓ Toddlers must wear swim diapers at all times when in the pool.
✓ Please observe all the posted rules within the pool and gym.
NEW GAS STATION OPEN
There is a new gas station in Kings Beach, Kings Beach Stars. It is located next to the carwash that
is adjacent to Caliente (which is now permanently closed). The good news is the gas prices are the
lowest in the area and are comparable to gas prices in Reno or Sacramento.
REMINDERS FOR SUMMER
The annual summer surge brings visitors to Kingswood from all over the state, the country, and yes,
the world. We welcome all visitors with open arms and want everyone to have a great summer
experience. The following are a few things to remember while visiting Kingswood.
✓ Bears are out and seem to be in abundance. Stay alert!!
✓ In order to deter bear activity at Kingswood, please make sure that all garbage is disposed of
properly in dumpsters and please refrain from placing garbage in the red ash cans that are
dedicated to fireplace ash only.
✓ Kingswood is a No-Smoking residential community. Smoking is only allowed within your unit
and not permitted in any common area, which includes exclusive use decks.
✓ Please observe posted speed limits (5 mph) throughout Kingswood. It is important to proceed
throughout Kingswood slowly to prevent accidents or possible injuries to people and/or their
pets.
✓ During our summer peak season, parking can be at a premium. Please be sure to park
between the lines and be sure your vehicle does not extend into driving lanes.
✓ Be sure to lock your vehicle and keep valuables in your unit. Additionally, do not leave food or
beverages in your vehicle as these items attract bears. Bears are good at getting into
unlocked vehicles for food and drink.
✓ Please display assigned parking placards while parking at Kingswood. Placards will allow staff
to identify vehicle owners in the event of an emergency or if the vehicle needs to be moved.
✓ Please be mindful that no unnecessary noise is allowed before 8:00 AM or after 10:00 PM.
BLUEJAYS ARE NESTING – PLEASE INSPECT YOUR EXTERIOR LIGHT FIXTURES
Bluejays have begun to build their nests before eggs are laid. One of the most common places
where nests are built is on top of light fixtures outside your units. Please inspect all the light fixtures
in your entryway and on both upper and lower decks. If a light is turned on and the fixture has a bird
nest on it, it could ignite the nest causing a fire. If you discover a light fixture has a bird nest on top
of it, please let James Longo know as soon as possible and do not use that light until the nest is
inspected and removed. It is possible the nest could have eggs or live birds with in it.
PROPERTY INSPECTION REPORT
As you know, we secured new property insurance policies this year. As a result, representatives from
our insurance carriers conducted property inspections to ensure compliance with our policies. As a
result, our insurance carrier identified two items that we need to address by July 27th.
First, we are required to perform clearing our roofs of fallen debris two times a year. We are
scheduling our first round of roof clearing within the next two weeks.
Second, we are required to ensure every unit has operable fire extinguishers and smoke alarms. Per
our Rules and Regulations, unit owners are required to provide and maintain fire extinguishers and
smoke alarms within each unit. Below are excerpts from our Rules and Regulations that outline these
requirements.
MAINTENANCE SERVICES and ACCOUNTING
1. The Property Manager and crew will perform or procure all outdoor services such as snow removal, outside painting, planting, lawn mowing, chimney inspection and sweeping. These services are funded from the KVPOA Homeowners' dues. The Property Manager and crew are also responsible for the maintenance of all common areas and property such as buildings, walkways, parking lots, piping and drainage outside the footprint of the townhouses. Smoke alarms, CO Detectors, and fire extinguishers should be inspected once a year by the Homeowner.
SAFETY AND INSURANCE
1. Operable smoke alarms, carbon monoxide (CO) detectors and a fire extinguisher must be located in each townhouse and kept in good working condition by the Homeowner. The Fire Department recommendation is that there be a smoke alarm on each floor of the townhouse, including the loft area. Batteries should be changed and tested once per year by the Owner.
The Board will be deliberating an enforcement process to ensure compliance with these rules and to
ensure compliance with our insurance policy requirements.
MONITOR YOUR WATER BILL
As I reported recently, Kingswood has experienced water line breaks requiring NTPUD to respond to
the property to repair broken pipes. It is being speculated that recent water pressure testing
conducted by NTPUD is the culprit for the water line breaks. Over the next several months, please
monitor your water bills and report any extreme anomalies with your water bill.
NEWSLETTERS / BULLETINS
Since I am delivering bulletins to you on a monthly basis, we may reduce our quarterly newsletter
distributions to twice a year. This is not set in stone, but I wanted to share this potential change
with you.
SOCIAL COMMITTEE ACTIVITY REVIEW
The Social Committee hosted a community social over Memorial Day Weekend to celebrate the
opening of the pool and to officially kick-off our summer season. Turn out was great, with over 70
owners and guests participating. Participants enjoyed a variety of food and beverages along with the
camaraderie of all those who attended. The committee is already planning its next event scheduled
for the 4th of July. Stay tuned!
